Balmar Woods Neighborhood Tour Manalapan, New Jersey

Are you considering moving to Monmouth County, New Jersey, and trying to figure out which town and neighborhood is proper for you? If so, stay tuned because I will tour Balmar Woods with you and introduce you to a beautiful development in Manalapan Township today.

Today, I am excited to take you on a tour of the Balmar Woods development in Manalapan Township. This is a popular and highly sought-after neighborhood, and if you are just learning about Monmouth County, it may be helpful to know that we are located in the central part of the state. We are about an hour from New York City minutes from many of the Jersey Shore beaches, and only a little over an hour to Philadelphia and Atlantic City.

What Makes Balmar Woods Special?

The homes throughout the neighborhood are mid to large and built between the mid-1980s and early 1990s. Something fairly unique to this community is that all of the homes here are colonial-style. You won’t find other styles of homes throughout, and all of the homes include partial or full-size basements, two-car garages, and public utilities. The houses are on nicely sized lots with beautiful, mature trees surrounding them.

Prime Location

Residents love this neighborhood for numerous reasons, including its location. Living here, you are basically right in the middle of Manalapan Township. This area is considered Northern Manalapan. However, you are also only a few minutes away from the southern part of town. Plus, you have easy access to New York City transportation, right outside your development, where you can pick up the bus that will take you directly to the Port Authority. Or you can also take the train. The nearest train station is the Matawan Aberdeen train station, and that’s about a 15 to 20-minute car ride.

Community Amenities

The neighborhood has its playground, and the Manalapan Rec Center is also nearby, offering numerous facilities and outdoor activities. You’re also only a 5 to 10-minute car ride to Wegmans, Target, HomeGoods, and countless other shopping options. Living here, you are close to Routes 9 and 33, which gives you access to either the New Jersey Turnpike or the Garden State Parkway.

Pride of Ownership

Another reason people like living in the Balmar Woods development is pride of ownership. Driving through the neighborhood, you will notice well-maintained properties with manicured lawns and landscaping. It’s a development and town that you are proud to say you live in.

Top-Rated Schools

Lastly, people moved here because of the highly rated public school system. Residents love the Manalapan Township schools, which are part of the Freehold Regional High School District. This highly-rated public school district offers students the opportunity to apply for specialized magnet and international programs. If accepted into the program, students attend the school where the program is housed. The district comprises six schools: Manalapan, Marlboro, Freehold Borough, Freehold Township, Colts Neck, and Howell.

Real Estate Market

Now that you know a little about Balmar Woods and why it’s such a desirable place to live, let’s talk about what you can expect to pay for a home here. Like in most areas, home prices have increased significantly in recent years. In the past few months, the lowest-priced home sold for $865,000, and the highest-priced home sold for $1,189,000. As for property taxes, you can expect to pay between $12,000 and $15,000 depending on the home’s square footage, property size, and amenities.

You will need a sizable budget to live in this exceptional development, but the investment is well worth it.
