In this episode of Monmouth Redefined, I’m going to take you on a tour of Monmouth Heights, a wonderful and affordable neighborhood in Manalapan. We’ll look at everything from location to housing prices so you can decide if Monmouth Heights is right for you.
Monmouth Heights offers you a wonderful location and affordability within Manalapan—along with a great family-friendly community. I’m going to show you around the development so that you can see all that it offers.
An Ideal Location
The first thing you might like to know is where in Manalapan Monmouth Heights is located. This development’s location is ideal because it’s in northern Manalapan, directly off Route 9, making it very easy if you are traveling or commuting up north or to New York City. From the development, you can walk to the bus and don’t have to worry about parking.
The bus will take you directly to Port Authority and, depending upon traffic and the time of day, your travel will likely take you about 45 to 60 minutes to get to New York City. Not only is Monmouth Heights’ location ideal for commuting, but it’s also close to so many things that make your everyday life much easier—all within a mile.
You will find both a Starbucks and a Dunkin Donuts along with a Wendy’s, a pizzeria, a bagel store, the Manalapan Diner, and several other locally owned businesses. There is a shopping center only minutes away that includes Target, Wegmans, Home Goods, HomeSense, and more. Living here is convenient in so many ways.
Home Options
The homes here in Monmouth Heights were built between 1965 and 1969 by Levitt & Sons. These builders also built three separate communities within Monmouth County. The others are located in Marlboro, Freehold, and Aberdeen.
Monmouth Heights in Manalapan is the original one. There are a total of 685 single-family homes in the development. You will find several different styles of homes including ranches, colonials, and Cape Cods. While none of them were built with basements, all of the homes here offer garages and are located on spacious lots.
The School System
Another reason people like living in the Monmouth Heights development so much is the school system. Lafayette Mills Elementary School is the school your children will attend if you live here in Monmouth. Although I don’t live in Monmouth Heights, I do live nearby and my kids attended Lafayette Mills for elementary school. It’s a wonderful school with great teachers.
Living here in Monmouth Heights, your kids can walk to school. Students attend this school from first through fifth grade and, upon graduating elementary school, attend Pine Brook for sixth grade. Pine Brook is only for sixth graders, and their goal is to get the kids ready for middle school at MEMS. Kids will attend Manalapan Englishtown Middle School for seventh and eighth grades.
Upon completing MEMS, the students go on to high school for the ninth to twelfth grades. Manalapan Township is the heart of the Freehold Regional High School District. This is a highly rated public school district that offers children many different opportunities. There are specialized magnet programs they can apply to and, if they are accepted, will attend the school where the program is held.
All in all, there is a total of six schools within the district. These are Manalapan, Freehold Township, Freehold Borough, Marlboro, Colts Neck, and Howell. Many of the graduating students from the district go on to pursue higher education, some of them at the top colleges in the nation. Living here in Monmouth Heights gives your children the opportunity for a great education.
A Close-Knit Community
Last but certainly not least, people love living here for the sense of community the development offers. There are many families within the neighborhood and, if you drive through the development, you will likely see kids riding their bikes and playing outside. People walk their dogs and neighbors talk to one another. It tends to be a close-knit community.
If you are a resident of the development, you will pay a yearly association fee of $350. This gives you access to the Monmouth Heights Swim Club. Something I should also mention is that although it’s a requirement to pay and belong to the swim club, you are allowed to have your own private pool as well.
The recently remodeled Pool Club is open from Memorial Day to Labor Day. You’ll find it located on Ryan Road on 5.5 acres. Because each resident pays an annual fee, the Swim Club is privately owned by the residents and is dedicated to offering family enjoyment.
Home Prices
Now that you know about the development and what it’s like to live here in Monmouth Heights, you may like to know what it costs to buy a house here. Monmouth Heights tends to be one of the more reasonably priced developments in Manalapan, although living anywhere in Manalapan isn’t cheap.
In the past six months, seven homes were sold in the development. The lowest sold for $570,000 and the highest was $865,000. So as you can see, home prices vary greatly within the neighborhood depending upon the condition, upgrades, and amenities the home offers. The homes also vary in square footage from right around 2,000 square feet to over 3,000 square feet.
You will find that some of the homeowners have expanded or added additions to their homes over the years. As far as property taxes go, these can vary as well. You can expect to pay anywhere from about $8,000 a year if you’re lucky to about $13,000 a year.

Monmouth Heights is ideal for anyone looking to start a family, moving from a condo or townhome, or even for those who are downsizing but don’t want to move into an adult community. The development truly offers so much, and residents love living here.
