Do you want to take a tour of one of the most desirable neighborhoods in Manalapan, New Jersey? In this episode of Monmouth Redefined, I’m visiting Manalapan Green, a neighborhood located right here in Manalapan, New Jersey. We’ll explore this community’s location, amenities, and home options to give you a good idea of what it’s all about.
Welcome To Manalapan Green
The Manalapan Green development is located right off of Route 9 on the southbound side. The development offers mid-size homes ranging in square feet from about 2,000 up to 3,000 or so. Throughout the neighborhood, you will find various types of homes. However, most of what you will see will be Colonials or split-level style homes.
All of the homes feature two-car garages, and some of them do have basements. Aside from the great location of Manalapan Green, the property sizes of all the homes are also nicely sized. Most of them are located on a quarter to half an acre.
Because of the location, size of the homes, and what you get for your money in town, Manalapan Green is likely one of the most desirable developments for people looking to get into Manalapan Township.
The Location
There are numerous reasons that Manalapan Green is such a popular development, but let’s start with the location. This location is ideal for anyone commuting to New York City. Right down the road is the New York City Park-and-Ride. You can either walk or drive and be at Port Authority in New York City within 45 minutes or so.
Also right across from the neighborhood is the Manalapan EpiCentre. Here you have Target, Wegmans (which is an amazing grocery store), Home Goods, Marshalls, Homesense, a pizzeria, a nail and tanning salon, Best Buy, Five Below, and much more. Living in Manalapan Green and being so close to the shopping center helps make your everyday life much more convenient.
An interesting fact is that before the EpiCentre was built, the development was known as the Manalapan Mall. It opened in 1971 and included Steinbach and other stores. However, it was demolished in 1999 and was replaced by what we now call the Manalapan EpiCentre. Additionally, down the street from Manalapan Greens is the Monmouth County Library. This is where voting is held when it’s election time.
Also within a 10-minute drive is the Freehold Raceway Mall along with numerous restaurants. A little further away about 20 minutes west is Six Flags Great Adventure and the waterpark. Many residents purchase season passes, and the amusement park is open throughout most of the year. They also offer special events and shows during the holidays.
The School System
The school system that Manalapan Green residents attend is Lafayette Mills Elementary School through fifth grade. Next, students go on to Pinebrook for sixth grade. Pinebrook is intended to prepare the students for middle school, which is seventh and eighth grade.
Upon graduation from middle school, the students here in Manalapan Green are part of the Freehold Regional High School district. The district is made up of six towns which include Manalapan, Marlboro, Freehold Township, Freehold Borough, Colts Neck, and Howell. This is a highly rated public school district offering students opportunities to apply for specialized magnet programs. Living here in the development, your children have the opportunity to receive a wonderful education.
There are also many different types of people who live in the neighborhood. For the most part, you will find families of people who live here, who grew up in the area, and those that have made the move from the New York area, Staten Island, Brooklyn, Long Island, and even New York City. It’s a family-friendly community, and many neighbors know one another.
Home Prices
Now that you know about the development and what it offers, let’s talk about home prices in Manalapan Green. As we all know over the past few years, home prices have been crazy regardless of where you live. In the past six months, seven homes were sold here in the development. The lowest sold home was $680,000 and the highest sold within the development was $808,000.
That home, however, did have an extension on it. It also offered six bedrooms, three bathrooms, and a basement. As for property taxes, you can expect to pay between $10,000 to $12,000 a year living here.
Make Manalapan Green Your Home
As you can see, numerous reasons make Manalapan Green a desirable place within Manalapan to live. However, I would say that the location of the development in the heart of Manalapan and the affordability it offers are two of the biggest reasons.
