Are you are thinking about moving to Manalapan in New Jersey but aren’t sure where to settle? In this episode of Monmouth Redefined, I’m going to share three of the top neighborhoods here in Manalapan you may want to check out. We’ll look at areas for every budget so you can choose the community that fits you best.
Knob Hill
The first neighborhood I’m going to talk about is Knob Hill. This is a great development for first-time homebuyers, somebody that’s not looking for a lot of maintenance in a home, and also for someone with more of a modest budget. However, I must tell you that Manalapan has become an increasingly popular town to live in over the past several years. This means anywhere you go, it isn’t going to be cheap.
Location And Amenities
Knob Hill is located in what we consider to be the southern part of Manalapan. It’s right off Route 33 and is surrounded by the Knob Hill Golf Club, which is an 18 hole golf course. Knob Hill offers you condos, townhomes, and single-family living. One of the reasons people love living in Knob Hill is because of what the association offers them.
All residents pay a monthly association fee and can enjoy the clubhouse, pool, playground, and tennis courts. They also have a restaurant on the premises. So if you don’t like to cook like me, you can go out to dinner or order in very easily.
There are all types of people that live in Knob Hill. Within the condo section, you’re going to find many first-time homebuyers, singles, and divorcees. Knob Hill is actually known to be the place to go if you get divorced.
Home Prices
There are a little over 400 condos in Knob Hill, and they’re all two bedrooms located in three-story buildings. Getting a condo in Knob Hill is going to cost you roughly $350,000. Now if you’re looking for a little more space, Knob Hill does offer three to four-bedroom townhomes, and some of them do include basements.
If this is what you’re looking for, the price for a Knob Hill townhouse is going to cost you roughly in the upper $400,000s into the $500,000 price range. Lastly, Knob Hill does offer single-family homes. There are 182 single-family homes in Knob Hill with three to four bedrooms and two-car garages. A few of them do have basements. If you’re looking for a single-family home within Knob Hill, it’s going to cost you roughly $600,000.
Manalapan Green
The second neighborhood I’m going to recommend is Manalapan Green. This is more of a median to upper price development in Manalapan. Manalapan Green is fabulous for several reasons.
The first reason is that its location is ideal. It’s just off of Route 9 and within walking distance to Target, Wegman’s, and the Home Good Shopping Center. Another reason people like living in this development is because of the vicinity to the New York City Park and Ride. Residents living in Manalapan Green can easily walk to the parking lot and get on the bus to New York City.
Most of the homes in the development are three to five bedrooms, and they are colonial or split-level style homes. A few of them do offer basements. A three-bedroom home in Manalapan Green is going to cost you around $500,000. A four to five-bedroom in Manalapan Green is going to cost you upwards of $600,000.
The Manalapan Preserve
The third and last neighborhood I recommend is the Manalapan Preserve. This is my favorite development within Manalapan, and it’s for those lucky enough to have a large budget. The Manalapan Preserve development is located just off Route 9 and Gordon’s Corner Road, providing easy access to all major transportation, shopping, beaches, and restaurants.
The Manalapan Preserve is a prestigious development built by Toll Brothers, one of the most respected builders in the area. The homes in the Preserve range anywhere from 4,000 to 6,000 square feet. They have two to three-car garages, two stories, foyers, and nine-foot ceilings.
Another factor that makes this development so desirable is that it offers public utilities. You won’t find many similar homes in northern Manalapan, but you will find similar homes in southern Manalapan. However, those homes are all going to be on septic and well. There are only 40 homes within the development, so when a home goes up for sale, it sells quickly.
You can expect to pay in the low $1 million range up into the $1.5 million range, depending upon the amenities and the upgrades that the home offers.
