Are you considering moving to Marlboro, New Jersey, but aren’t sure where to settle? In this episode of Monmouth Redefined, I’m going to share three of the top neighborhoods in Marlboro based on your budget that you may want to check out. We’ll look at each area’s location, amenities, and housing costs so you can choose which one is right for you.
Mill Pond
The first neighborhood I want you to know about is Mill Pond. This community is a condo townhouse development that’s well suited for first-time homebuyers, those looking to downsize, or anyone that has a modest budget.
Mill Pond is located right off Route 9 and Texas Road and is very close to Old Bridge Township. This makes the location ideal for anyone who needs to commute to New York City. There are approximately 550 condos and townhomes within the development. Residents love living there not only for the location but also because it’s one of the more affordable developments within Marlboro Township.
The association offers homeowners a pool, clubhouse, tennis courts, and playground. Also within your association fee is snow removal, lawn maintenance, and garbage. The average two-bedroom condo in Mill Pond is going to run you about $275,000 to $300,000 with an association fee of $333 per month. If you’re looking for something a little bit larger than a townhome, it’s going to cost you about $350,000 to $400,000.
You’re also going to have property taxes of about $6,000 per year. If you have children that you’re looking to get into the Marlboro school system, then $6,000 here in Marlboro for the year in property taxes is a steal.
The Paddock Club
The second neighborhood I want you to know about is The Paddock Club. If you have more of a sizable budget, then this is one development you will definitely want to consider. The Paddock Club is located in the northern section of Marlboro just off of Route 79. It’s ideally located for anyone who’s commuting to New York City or up north because you can access Route 18 from Route 79. This way, you can bypass Route 9 and all the lights and save time.
Homes in The Paddock Club were built in the mid-80s. They offer four to five bedrooms, and many of them offer basements and pools that are located on approximately a quarter to half an acre. There is a yearly association fee within The Paddock Club which is $400 per year. However, this gives residents access to enjoy the community pool throughout the summer.
A home in The Paddock Club is going to run you anywhere from around $650,000 to $750,000. Your property taxes are probably going to be somewhere around $10,000 per year or so.
Georgetown Estates
If you have a lavish budget, the next development I’m going to highly recommend is Georgetown Estates. This community boasts custom-built homes, and the development is known as a very exclusive community within Marlboro Township. Georgetown Estates is located just off of Route 18 and it’s in a subsection within Marlboro called Morganville.
Morganville is part of Marlboro Township, though it does have its own zip code of 07751. The homes in Georgetown estates were built in the 2000s. They offer four to five bedrooms and sit on half an acre or so. There are only 87 homes within the development, so getting into the development isn’t always easy.
When a home does come up for sale, it definitely tends to go quickly. If this is the development you’re considering, you can expect to pay around $1.3 million or so.
