In this episode of Monmouth Redefined, I’m going to take you on a tour of the Monmouth Heights development here in Marlboro Township. We’ll explore the location, amenities, and home prices so you can see if Monmouth Heights is right for you.
Welcome To Monmouth Heights
The Monmouth Heights neighborhood is located here in Marlboro. This development offers you a wonderful location, a family-friendly community, and is one of the more affordable single-family neighborhoods located here in Marlboro Township.
If you’re unfamiliar with where Marlboro is located, Marlboro Township is in the western section of Monmouth County. It’s only about a 45-minute to an hour drive to New York City and the same to Philadelphia. The Monmouth Heights at Marlboro development is located in the heart of Marlboro Township and offers easy access to Route 18 as well as Route 79, Route 9, and the Garden State Parkway.
This makes it very easy and convenient if you are traveling or commuting up north or to New York City. From this development, you have access to both a bus which will take you directly to Port Authority as well as the train station. You can pick up the train from the Matawan Aberdeen train station directly off Route 79.
Convenient Living
Not only is the Monmouth Heights location ideal for commuting, but it’s also so close to many things that will make your everyday life much more convenient. Within a 5 to 10-minute drive, you will find several pizzerias, Dunkin Donuts, Starbucks, CVS, Jersey Strong Gym, a ShopRite grocery store, and much more.
Additionally, both the schools and the Rec Center are very close to the development. Living here in Monmouth Heights is truly convenient in many ways, which is just one of the reasons that people love living here.
Home Styles And HOAs
The homes in the development here were built by Levitt & Sons in the late 1960s. This builder also built three other Monmouth Heights developments that are located in Manalapan, Freehold, and Aberdeen. Throughout the development, you will find several different styles of homes including ranches, colonials, and bi-levels.
Ranch-style homes can be difficult to find in our area. However, here in Monmouth Heights, you will actually find quite a few. You should know that none of the homes were built with basements; however, all of them do offer garages and are located on nicely sized lots. Living here in the community, you will also have a yearly association fee of $370.
The fee is for the Monmouth Heights Swim Club of Marlboro, and it’s not optional. However, it does offer homeowners exclusive membership to an Olympic-sized swimming pool, a kiddie pool, a volleyball area, tennis and basketball courts, and two playgrounds. You are allowed guest passes, and it’s just a great way to meet other families and socialize in the summer.
The School System
Another reason people like living here so much is the school system. If you live here at the Monmouth Heights at Marlboro development, your children will attend Marlboro Elementary, Marlboro Middle School, and Marlboro High School.
Marlboro High School is part of the Freehold Regional High School District, and this is a highly-rated public school district. It consists of six towns: Marlboro, Manalapan, Freehold Township, Freehold Borough, Colts Neck, and Howell. The district allows the students to apply for many different magnet and international programs.
Additionally, many of the kids from the district go on to pursue higher education—some of them at the top colleges in the nation. So living here, your children have the opportunity for an amazing education.
Community And Cost
Last, but certainly not least, people love living here for the sense of community. If you drive through the neighborhood, you will likely see kids out playing or riding their bikes. You will also see people walking their dogs and neighbors talking to one another. It tends to be a close-knit community with neighbors who know each other.
Now that you know about the development and what it’s like to live in Monmouth Heights at Marlboro, you may like to know what you can expect to pay for a house. Monmouth Heights tends to be one of the more reasonably priced developments here in Marlboro. However, living anywhere in Marlboro isn’t going to be cheap.
In the past six months, five homes sold in the development. The lowest-priced home sold was a three-bedroom, three-bath home that sold for $485,000. This was actually a low price due to the work that the home needed. The highest sold home was for $900,000, which is actually quite high for the development. However, it was a mother-daughter style home which can be difficult to find in our area, as it had two separate kitchens and an inground pool.
Home prices throughout the neighborhood can vary depending on the square footage, bedrooms, baths, updates, and amenities they offer. Property taxes on the homes can also vary as well. You can expect to pay anywhere from about $8,000 (if you are lucky) up to about $12,000 per year.

Monmouth Heights at Marlboro is ideal for anyone who is looking to start a family, move from a condo or townhouse, or those who are downsizing but don’t want to live in an adult community. It’s a neighborhood that offers a lot to those who want to get into and live in Marlboro Township.
