In this episode of Monmouth Redefined, I’m going to take you on a tour of an adult community in Marlboro, New Jersey: the Greenbriar development. We will look at the location, amenities, and home prices so you can see if Greenbriar is right for you.
Welcome To Greenbriar
If you are unfamiliar with where Marlboro is located, it’s in Monmouth County in the western section about an hour south of New York City. It also borders Colts Neck, Old Bridge, and Manalapan townships.
The first thing you need to know is that Greenbrier is an adult community, age-restricted for those 55 and older. It offers an active lifestyle with ease of maintenance on your home and property. There are a little over 750 homes within the development, which were built by US homes between 1981 and 1992.
Amenities And Activities
Greenbriar features a spacious clubhouse of approximately 25,000 square feet. It offers a fitness center, billiard and card room, and a library and ballroom for events and parties. Greenbriar is a very sought-after and desirable place to live for many reasons.
The first reason, is everything that the community has to offer, from the clubhouse within the development to tennis, bocce, pickleball, and shuffleboard courts. There is also an outdoor Olympic-sized pool, a lake with walking paths, live shows, and trips to local events.
Greenbriar is a place that makes it easy to meet new people and make friends. There are many different types of clubs you can join, and there is a full-time activities director on hand to help create and coordinate numerous events and activities.
Housing Options
The next reason that makes Greenbriar so popular is that there are various models and sizes of homes to choose from. With approximately 12 models, you are likely to find the right home that fits your needs.
The smallest models offered are about 1,200 square feet, with the largest homes offering almost 3,000 square feet. There are one-level floor plans with two to three bedrooms as well as two-level units offering four bedrooms.
Many homes have one to two-car garages, and a few homes do include basements. All of the homes are detached, which is a wonderful feature, and all of the homes have a small piece of property.
Many include decks and patios which are great for enjoying your outdoor space.
An Ideal Location
The third reason people love Greenbriar is the location. Aside from Marlboro being a desirable town to live in, Greenbriar’s location within Marlboro is ideal. It is situated between Routes 9 and 79 and close to other major highways.
This makes doing your food shopping, going out to dinner, and everyday life much more easier and convenient. Also, if you’re still working or commuting to New York City, the bus to Manhattan is minutes away. The Matawan Aberdeen Train Station, which is about a 15-minute drive from the development, takes you directly to New York City.
Greenbriar also has a shuttle that they offer to residents. There is a weekly schedule, and the shuttle takes residents to various places such as Wegman’s and the Freehold Raceway Mall.
Affordability
The last reason people choose to call Greenbriar home is affordability. Many of the new adult communities that are going up in the area or have been built in recent years are not only expensive, but the taxes and association fees can be high.
Greenbriar is more of a reasonably priced development that offers all of the amenities and features of higher-priced communities. In the past six months, 22 homes were sold here in Greenbriar. The lowest-priced home sold for $410,000, which was a two-bedroom, two-bath home with a one-car garage. The highest sold home was $615,000, which was a three-bedroom, three-bath home with a one-car garage and a little over 2,500 square feet.
The monthly association fee is $215 and includes all of the amenities that they offer—along with your lawn and exterior maintenance, garbage, and snow removal. The taxes in the development are roughly between $5,000 to $6,000 a year.
