Living In Manalapan, New Jersey: The Top 3 Pros and Cons [2025]

August 12, 2025 by Melissa DeSantis Leave a Comment

If you’re considering living in Manalapan, New Jersey, you’re probably wondering what it’s really like to call this Monmouth County township home. As a local Realtor who also lives here, I’ve experienced firsthand what makes Manalapan such a desirable place—and a few things you should know before making the move.

In this guide, I’ll break down the top 3 pros and cons of living in Manalapan, NJ so you can decide if it’s the right fit for your lifestyle.

Where Is Manalapan, NJ?

Manalapan is located in the heart of Monmouth County, New Jersey, about an hour from New York City and 90 minutes from Philadelphia. Its central location makes it ideal for commuters while still offering a peaceful, suburban atmosphere. Residents also enjoy quick access to Jersey Shore beaches like Belmar, Spring Lake, and Asbury Park.

Pro #1: Top-Rated Schools & Family-Friendly Atmosphere

One of the biggest advantages of living in Manalapan, New Jersey is the exceptional school system. The township’s public schools often earn A and A+ ratings, with several schools recognized for excellence—like Clark Mills School, which has received Blue Ribbon Awards.

Manalapan also offers countless parks, playgrounds, and community events, including the popular Manalapan Under the Stars festival. The 162-acre Manalapan Recreation Center is a hub for families, with pickleball, tennis, basketball, bocce, baseball, soccer, and football fields, plus playgrounds, batting cages, and a splash pad.

Pro #2: Convenient Location

Manalapan offers the best of both worlds—suburban living with easy access to major destinations. Commuters can take direct buses from Route 9 to New York City’s Port Authority or drive 20–25 minutes to the Matawan-Aberdeen train station for service into Penn Station.

You’re also close to:

  • Jersey Shore beaches (Belmar, Sea Girt, Spring Lake, Avon)
  • Shopping, dining, and entertainment in nearby Freehold, Red Bank, and Asbury Park
  • Major highways like the Garden State Parkway and Route 33

Pro #3: Safety & Community Spirit

Manalapan consistently ranks among the safest towns in Monmouth County, with crime rates well below the national average. But safety is only part of the story—the real magic is the strong sense of community.

Neighbors look out for each other, whether during a snowstorm or a school fundraiser. Local events like Manalapan Day, movie nights in the park, and seasonal farmers markets make it easy to meet people and feel at home.

Con #1: High Cost of Living & Property Taxes

The biggest drawback of living in Manalapan, NJ is the expense. The cost of living here is about 21% higher than the national average, mainly due to housing and property taxes.

Home values are significantly above the national average, and property taxes are steep—many residents pay well into the five figures annually. Everyday expenses like groceries and gas also tend to be higher than in surrounding areas.

Con #2: Traffic

Manalapan has grown rapidly in recent years, and with that growth has come more traffic. New housing developments, shopping centers, and active adult communities have increased congestion, especially along Route 33 and major intersections during rush hour.

Con #3: Limited Nightlife

If you’re looking for vibrant nightlife, Manalapan may feel too quiet. While there are some great local restaurants and bars, for more entertainment options—like live music, comedy shows, or rooftop lounges—you’ll need to head to nearby Red Bank, Asbury Park, or even into New York City.

Final Thoughts on Living in Manalapan, NJ

Living in Manalapan, New Jersey means enjoying excellent schools, a great location, and a strong sense of community—balanced with the reality of higher living costs, occasional traffic, and a quieter social scene.

For families, commuters, and anyone seeking a safe, suburban lifestyle near the Jersey Shore, Manalapan continues to be one of Monmouth County’s most appealing towns.
